Frozen Leaking Pipe
A frozen pipe could cause a drip or a flood!

Know where to shut off your water inside of your unit (turn it off immediately).

Call the Fire Department if you cannot locate the water shutoff, they will be able to help you find it.

Notify your Homeowners Insurance of a potential claim.
If you cannot shut off water in your unit, it is important to know which unit has the main water shut off (water meter) and knock on their door to shut-off water to the entire building.

If you can’t reach the unit owner with main water shut-off, then call 911 for Fire Department/Public Works to come out and shut-off water at the B-box outside of your building.
​
If you see water coming out of a vacant unit, call the Fire Department first then call FSR.
​
Snow Removal
The Golf Villas contracts with Landscape Concepts Management (LCM) for its snow removal. Crews are instructed to plow and shovel when the snow depth is two inches or above.
De-icing incurs an extra charge and is not always necessary. Homeowners may apply sand or salt to their sidewalks if they wish.
The City of Aurora is not responsible for snow removal or salting on Aberdeen Ct and should not be contacted for these services.
Water
Water is provided through the City of Aurora. Each building has an outdoor water spigot on the back of the building for shared use. Some units have spigots near their front doors. It is recommended that you cover outdoor spigots in the winter to prevent freezing pipes. The HOA pays the water bills and owners are encouraged to reports any leaks or dripping faucets.

Garbage
Garbage and recycling pickup is Thursday mornings and is through Aurora Groot Industries. Call 630.892.9294 to set up or discontinue service. Any items that do not fit into the garbage bin must have a City of Aurora trash sticker. Stickers can be purchased at most grocery and hardware stores.

Landscaping
Landscape Concepts Management is contracted to provide the ongoing landscape maintenance including mowing, trimming, and weeding. Owners are asked not to direct the work of the landscapers as they are following their specific schedule and work orders. Golf Villas also contracts with SaveATree to trim and treat trees annually or as needed. Owners are allowed to enhance the area around their unit as long as ARC approval is obtained.

Outdoor Pests
We share our common space with many small creatures such as voles and mice. Please note that placing poison outdoors that is not properly and safely encased harms the environment and is not allowed.

Library
Library services are provided through the Aurora Public Library District.
​
Park District
The Park District that serves the Golf Villas is the Naperville Park District.

Work Orders
Work Orders are submitted to the management company through the FSR Owner's Portal. If the management company sends a vendor to complete the work requested on the work order, the owner will be charged unless it is a HOA covered expense. Refer to the Rules and Regulations for the breakdown of homeowner and HOA responsibilities.

Building Permits
Building permits need to be secured through the City of Aurora.
​
Ejector Pumps-Sump Pumps
All units have an ejector pump to remove interior wastewater. Owners are responsible for maintenance/replacement of their ejector pump. Sump pumps that serve more than one unit are the responsibility of the Golf Villas HOA. Water Backup Insurance Rider
Condo owners in Illinois can purchase an insurance rider to protect themselves against sewer line backup or sump pump failure. This rider is called Water Backup Coverage and is an optional coverage that homeowners can add to their policies to help cover the cost of water damage caused by sewer backups, or sump pump failures. Standard homeowners’ insurance policies typically do not cover water damage caused by sewer backup and sump pumps unless you add this optional coverage.

Water Shut Off Valves
Each unit also has a unit shut off valve. Find yours in advance of problems. If you cannot locate your unit shut off valve, contact the property management company. Each building has a main H2O shutoff valve. Establish a protocol with your neighbor with the shut off valve as how to handle an emergency.

Clogged Drain Lines
Homeowners are responsible for keeping their drain lines open. If you get a clog and need a plumber, we recommend that you contact Courtesy Plumbing. If you wish to try an over-the-counter drain cleaner, Bio Clean or Pequa Drain Cleaners are ecofriendly and won't damage the lines.

Garage Lights
Lights on your garage and house number signs, must match what is currently in place. If your garage outdoor light bulb is not working, first replace it with a LED10DA19/827-120 10W LMP bulb. If the bulb is still not working, place a work order with the property management company, to have the sensor checked. Owners are responsible for deck and side door lights.

Dryer Vent Cleaning Bi-Annual Requirement
Clogged dryer vents present a fire hazard. The Golf Villas require that every unit has the dryer vent cleaned every two years.

A copy of your dryer vent cleaning receipt should be emailed to golfvillaswe@gmail.com.

ADS Strobe Check Bi-Annual Requirement
The outside strobe light quickly directs White Eagle security or the fire department to the individual unit where the alarm detection system has activated. It is up to the homeowner to have the strobe light checked by ADS every two years.
The cost to the homeowner is $75 for the strobe check. Any needed repairs are the homeowner's responsibility. Call ADS at 630.844.6314 to schedule or email service@adsalarm.com.
