Difference Between Sump and Ejector Pumps
The main difference between a sump pump and an ejector pump is that a sump pump sits in a pit that captures water coming into the lower level from outside such as ground water and rain. Ejector pumps disperse the sewage and wastewater generated from inside the house itself.
All Golf Villas condos that have a lower level have an ejector pump to remove interior wastewater. Owners are responsible for maintenance/replacement of their ejector pump. There is also a back-up battery on the ejector pump that needs to be replaced periodically. A beeping alarm will let you know when your battery is in need of replacement.

Not all lower-level units have a sump pump. If a sump pump serves just one unit, that owner is responsible for the maintenance/replacement of their sump pump. Sump pumps that serve more than one unit are the responsibility of the Golf Villas HOA. If your sump pump has a back-up battery than needs to be replaced every 3.5-4 years. A beeping alarm indicates a low battery that needs to be replaced. To stop the beeping, please follow the following steps:

Blue Labeled Unit

Press the down arrow until you get into the RESET menu then press ENTER.

Once you are in the reset menu, press the down arrow until you see the question - RESET BATTERY TIMER?

Press "YES" and hit ENTER and it will reset.
Red Labeled Unit

Press and hold down the function button until you see the letter "R" then let the button go.

Once you are in the "R" menu, look for the question "RstBatTmr? (Reset battery timer)

Hold down the button on this question until the cursor toggles to the "Yes" and let it go. It should say reset battery timer.

Press Yes.

Owners that repair or replace an HOA owned sump pump without going through the property management company will incur the total cost of that repair or replacement.

Condominium buildings constructed in the 1980s and early 1990s are now facing the problem of blocked sewer lines due to the growth of trees. Sewer backups are messy and costly! Condo owners in Illinois can purchase an insurance rider to protect themselves against sewer line backup or sump pump failure. This rider is called Water Backup Coverage and is an optional coverage that homeowners can add to their policies to help cover the cost of water damage caused by sewer backups, or sump pump failures. Standard homeowners’ insurance policies typically do not cover water damage caused by sewer backup and sump pumps unless you add this optional coverage.
